You own a timeshare holiday resort. Yippee.
You were excited initially when you purchased the timeshare. Just imagine, you, your family and friends, were going to spend countless vacations trading your timeshare points for exotic locales you would have never have dreamed of going to…before your timeshare investment was yours. Right?
Think again.
Unfortunately, you didn’t pay much attention to the part in the timeshare contact that talked about the maintenance cost. What a nasty thing to overlook…right?
All you thought about at the time, were those wonderful testimonies of the families surfing and sunning all over the world togeather and bonding even closer each time.

Take a look on eBay or on Google for all the folks trying to dump their timeshares. Oh sure, you can put your timeshare up for sale…but at what price?
And then there are the timeshare ‘brokers’ who more than likely will end up making more of a profit on your timeshare than you will. But I’m just assuming here.
Well, the resale of timeshare resorts is not encouraging. You may have to settle for little or unimpressive returns.
However, there are several factors affecting the sale of your timeshare unit.

1. Does your your timeshares vacation week fall in an off-season?
If so, resell demand for that off-season week will be low. Common sense, yes?
2. What is the ‘curb appeal’ of the entire resort of your timeshare unit?
Unattractive resorts also face an uphill challenge. Think about it. Who wants to vacation in a dingy tacky vacation spot, even if it is in a ‘resort’ area.
3. What is the square footage of your timeshare unit? You may have difficulty in selling a large timeshare unit. People don’t want additonal space, ie: square footage if it is going to mean higher home owners dues.
4. If you are intent on selling your timeshare unit quickly you have to keep the price low. Buyers see the price of timeshare units on the net. And obviously they choose to buy the one that is the best deal, and most competitive in terms of maintenance fees.
5. You’ll want to price your timeshare unit reasonably so be sure to use the google search and eBay to your advantage to see what comparable timeshare units are selling for:
a. in the same resort
b. similar size
c. same time of year
d. same maintenance terms
e. similar finance terms
6. The nature of timeshare ownership also affects the demand of a timeshare property.
If your timehare is a deeded property you could fetch a higher price.
However, if you have a right to use ownership for a specified period, the price of timeshare could go down as the expiration date comes closer.
Expect the potential buyers to ask for all the details of your vacation property. It is better to keep all documents updated and in good condition. Your documents may include tax records, mortgage information and details related to the timeshare maintenance. There are many offline and online agencies that list the timeshare units for sale. They work on commission basis. They may charge some amount in advance and may list your vacation unit out there.
But don’t be to quick in signing the agreement with such agencies. You’ll want to check the track record of the agency. Also, checking company’s complaint records with a business bureau will give you the idea of the company’s business record. Consult more than one agencies as their fees and commissions vary considerably. You can also consult the American Resort Development Authority to find out if the agency abides by the ethics and guidelines issued by the trade association.
Before selling a timeshare be familiar with the state laws to tackle any unwanted situation. If you do decide to contract with a Timeshare marketing agency, ask them what their marketing strategy is to quickly move your unit.
Just remember, they will be marketing many timeshare units, not just yours, so you want to go with a company that will give your unit personal attention.
Don’t forget to ask for a written marketing strategy for the sale of your timeshare unit. If you are satisfied with the marketing strategy go ahead with it.
Lastly you can advertise where potential timeshare buyers are looking for ‘deals.’ As I mentioned above, take a look at eBay for timeshare deals. Also, do a google search for websites that specialize in the sale of timeshare unites.
Once you take these actions steps to sell your timeshare quickly, the whole process should be much easier.
